Maintenance procedure
Tenants are encouraged to report maintenance via the Ailo app with photos to assist with diagnoses and contractor selection. My expertise in various maintenance means that I will suggest the most appropriate contractor for the repair required. Once the maintenance request has been lodged we will communicate this to you to seek your instruction. In WA urgent repairs (hot water/burst pipe/gas leak/electrical faults/sewage leaks) must be actioned within 24 hours so we will communicate the repair to you and instruct it at the same time.
What are your fees?

Access to rental funds
At Resident Property we believe that you should have the control over your rental funds. You have the flexibility to access your funds as the tenant makes a rent payment, or you can leave it in your wallet until you are ready to transfer it. This is all controlled via the Ailo app. All your inspections, statements etc will be on the app ready for you as you want it. You will also be able to see all tenant rent payments as the tenant makes them.

All the properties listed for rent will have a premier listing on realestate.com.au In order to ensure the most rent for your property and in order to entice the best tenants to attend the home opens, we strongly suggest professional photos to present your property in the best possible light.

A Property Manger handles all aspects of managing your investment property, from marketing to tenant sourcing to maintenance and financial management.

We conduct thorough tenant referencing, including employment referencing, previous rental history and tenancy database checking. Our goal is to find reliable tenants who will take care of your property and pay rent on time.
How often do you inspect the property?
Rent default process
Property inspections are conducted on a regular basis. The first inspection is performed after 6 weeks and then every 3 months thereafter. Legislation in WA states that no more than 4 inspection each year. During these inspections we are checking an maintenance that may be required and that the tenant is maintaining the property well.
At Resident Property we have a zero tolerance policy to rent arrears. It starts with the sign up process where we explain the implications of paying rent late. If the tenant does pay late, we call to find out the reason. If the rent remains unpaid, we will serve a breach notice giving 14 days to remedy, if it is still unpaid then a termination notice will be served giving 7 days to remedy. If the rent still remains unpaid, then we will lodge for vacant possession with the magistrates court.
